I’ve gotten more than one comment about how real estate agents are obsolete and unneeded, especially in the age of the internet and iBuyer services. So where is the agent’s value of an agent in a real estate transaction?
It’s certainly not in finding the house. With all the websites out there, most people can find a home just as fast as I can in most cases. That is not the value of an agent for most of my clients. The value of the agent is to let you know what you look for and what to watch out for when buying or selling. Real estate is most likely the most expensive asset you will ever own and doing it with an informed approach can save you thousands, if not hundreds of thousands, if not millions....
For instance, will the property need will need capital improvements? What does that development across the street do to the value? Do you know how to read a CC&R? How much is too much to offer? How much is too little to offer? Agents not only look at it through the eyes of a buyer when you buy your home but also to through the eyes of a seller when you eventually sell. Have you thought about your exit strategy? Knowing what buyers are looking for and knowing why this home sold for XXX over asking while this other home sat on the market for months is exactly why agents are needed. A well-trained agent knows the right questions to ask and can help strategize your home or investment purchase.
Having a professional look out for your bottom line is crucial for these large transactions. Knowing not only how much you should offer for the property and what needs to be done to the property to maximize its value when you eventually sell. Some real estate agents will become obsolete because believe their value is opening a door and finding a piece of property that's readily available on the internet. Those agents will end up working for an hourly wage for one of the big websites opening doors and shuffling paperwork. But real agents doing their jobs properly bring real value by protecting people from all the unknowns about the property and maximizing their home’s value when it is time to sell.
